Does anyone actually have any tactics for this game?! I'm seriously struggling to find any method to increase my totals and seem to be leaking as much as I'm making.
timmsy - are you still using the same tactic as you mentioned earlier?
I've given up on a couple of the dozen or so football games I started in August where I'm miles away from winning (minus FPL of course) but I want to give this game a go as it's something different.

I had to make them as all the options meant I was getting stressed with this so I bit the bullet lol
Based on the fact they're talking a lot about stagflation (stagnant house prices and inflation) I was desperate to stay at the top till December as the way it's looking I think the one's at the top in first 3 months will be hard to catch

I keep seeing stories like this and tales of markets downturns have been around for years. The media love saying house prices are on the way down but they never mention where. If you look around the country there are places where the market isn't so good but you only have to look at the amount of houses required to see that prices must be going up somewhere based purely on supply and demand.
It also depends on which provider you look at - one that has enough mortgage business on it's books will say prices are going down but the reverse is true of companies who need new business.
I wouldn't be surprised to see a jump in sales this month as people know HIPs come fully into force next month and then it will fall anyway as no one wants to sell over the holidays if they can help it.
Anyway, even if they do fall someone has to have the portfolio which falls the least!

March/April next year will quite possibly see year-on-year house price declines. I am unable to post the picture I want to, but if you get a chart of house prices vs average earnings the gap is much wider than at the previous peak of the house market. You don't need to predict doom and gloom, but the reversal of the trend will be enough to turn the market. The UK is a US in waiting IMHO. And that doesn't just mean subprime, but multiple-property owners not being able to sell on, mortgage costs exceeding rental income etc etc. This week M&G have introduced curbs on redemptions from its property fund as so many people are pulling their money out.
All any sensible person needs to do is check they can afford their mortgage [sounds trite, I know, but....] and budget accordingly. If the mortgage rate is coming off a fix then work out what step up in payments will be seen. And I, in a totally unqualified comment, believe the next move in interest rates is down and therefore think variable rates could be the way to go.

As you may guess I did a bit of checking and I think next month see a drop then levelling off
However as the big 4 reports the media focus on all use different measures you always get conflicting reports
The Land Registry which this is based on is the only one to use actual sale prices surprisingly one of the others as a for instance use approved mortgage applications

The transfer window has closed and I looked down to 11th place (those above 30k profit)
A lot hadn't made any changes, a very high proportion like me had Blackpool and all except me kept it
I was the only one to make 4 trades and I was the only one to again go for properties that had mostly (2 trades) performed poorly the month before
Whilst I know 5k isn't a lot in the game overall (unless stagnation/drops occur) I reckon versus the 10 people below me the gap will be quite clear just no idea whether it will be a good or bad thing

Never got my head around this properly but is the general gist that if you make a few well chosen transfres you stand a chance winning a monthly prize?
or is it just down to being lucky

4500 profit is top of the monthly leaderboard nationally
still a bit of a lottery but Timsy looks to be in with one hell of a shout to win the whole thing

House prices remained flat in real terms during October, according to data released today by the Land Registry.
According to the organisation's monthly house price index, one of the most respected house price studies in the country, the average completed transaction price in England and Wales increased by 0.1 per cent last month.
Accounting for inflation this leaves prices virtually flat, and is well below the 0.7 per cent average monthly increase recorded over the last 12 months.
The average price for a property in England and Wales is now £184,346 according to the Land Registry.
Annual average house price growth now stands at 8.1 per cent, down from the level of 8.7 per cent recorded in September.
"Evidence is mounting the housing market is now cooling significantly in the face of tighter lending practices and the heightened affordability pressure on house buyers coming from higher interest rates, elevated house prices and muted real disposable income growth," said Howard Archer, chief UK economist at analysts Global Insight.
"These factors are expected to increasingly bite over the coming months.
Across the country, however, there was a great deal of variety.
In Wales prices were up by two per cent, while in the east of England and West Midlands prices increased by around 0.9 and 0.8 per cent respectively.
In contrast London saw average sale prices fall by 0.6 per cent – following several months of stellar growth earlier in the year.
Prices also fell in the south-west, East Midlands and Yorkshire and the Humber.
Sale volumes are also falling in the long term.

LONDON, Dec 5 (Reuters) - House prices in Britain fell for a third month running in November, according to the country's biggest mortgage lender, raising pressure on the Bank of England to cut interest rates this week.
HBOS Plc's Halifax index showed house prices fell 1.1 percent last month, its steepest decline this year. That followed a 0.7 percent fall in October, and a 0.6 percent decrease in September.
It was the first time house prices have fallen for three months in a row since 1995.
Sterling tumbled as investors bet a slowing housing market, coupled with fresh signs of weakness in the broader economy, would prompt Britain's central bank to cut interest rates on Thursday to shore up growth.
"Coming on the back of two firmly negative prints, today's decline firmly underlines the fact that the UK housing market is shifting down a gear," said Richard McGuire, strategist at RBC Capital Markets.
All major house price indicators are now pointing to falling prices. The Nationwide building society has yet to report data for November but said house prices in October fell at their fastest rate in 12 years.
PROLONGED DOWNTURN?
A cocktail of tighter lending conditions, falling confidence and financial market turbulence is raising concern that the market, which had looked set for a gentle slowdown, could enter a more prolonged downturn.
Mortgage approvals have already fallen to their lowest in nearly three years and the Council of Mortgage Lenders has warned that new home loans could nosedive next year if funding markets remain frozen.
The housing market is not the only trouble spot. Separate surveys on Wednesday showed Britain's services sector grew at its slowest rate last month since May 2003 and consumer confidence fell at its sharpest rate in at least three years.
"The weakness in housing market indicators, alongside clear signs of feed-through to consumer confidence, is one of the main arguments for the Monetary Policy Committee to sanction a policy ease after tomorrow's meeting," said Alan Castle, economist at Lehman Brothers.
The Halifax index showed the average price of a house slipped to 194,895 pounds in November, more than 2,000 pounds less than in October.
Its annual three-month rate of house price inflation fell to 6.3 percent from 8.9 percent in October, the lowest rate since March 2006. Annual house price growth has been in double-digits for most of this year.

Surprised to find team is top of January race overall... Here's extract of email from organisers on Friday night:
Leaderboard latest
There were few changes in position towards the top of the overall leaderboard this week, meaning that Rachel Drain continues to lead the way heading into the second half of the competition.
Meanwhile, Sam David leads the Game Month 4 standings as a result of being the solitary entrant to have gained £4,200 profit from this week's news-based bonuses.
Selections were based on cities and countries in which I've resided. Portfolio has been unchanged since start of competition, possibly proving this, like several fantasy games, is mainly down to luck (don't you think?).
With three weeks to go in the monthly race, is there any opinion on whether team should stay virginal (ie, untouched) or do we let a thrusting estate agent in?

I reckon you can control your destiny in a small way but overall it's a lottery as in the last 2 months one strong performing property beats a good portfolio

Sam - Unfortunately, it's fair to say that news-based bonuses are dwarfed by the amount that can be gained and lost with the end-of-month house price fluctuations, so I don't think too much should be read into your early success this month...but congratulations all the same.
Personally, I would think about replacing any properties which reached their highest weighted average price last month as there is one way that such properties are likely to go - down!
Like Timmsy suggested, I too am amazed that people failed to bank their profits last month, although this could be due to two factors:
1) The majority of this partiuclar audience aren't particularly familiar with fantasy games and the need to make team changes (or trades in this case).
2) Unlike pretty much all other games we run, it appears to be sound advice to jump the bandwagon after a selection has performed particularly well in the Fantasy Property Investor game, rather than to join it. This is quite a strange concept for people to get their head round - after all, you wouldn't sell Ronaldo after he'd just bagged a hat-trick, would you?!
